Residential towers

A tower where residents stop phoning the desk

Two hundred flats, one reception desk and a phone that never stops. Residents book what they need from their own phone, staff work from a clear list, and management sets what everything costs — floor by floor if that is how the building works.

What usually goes wrong here

Nothing on this list is a failing of your team. They are all what happens when the work is real and the record of it is not.

The desk is the bottleneck

Every request goes through one person at reception. When they are on a call, on a break or off shift, the building stops taking requests.

Nobody knows what anything costs

The price is a conversation, and the conversation is different depending on who is asked. Residents find out on the invoice.

Repairs turn into arguments

Work is done, then billed. The resident never agreed to the cost, and now the building is arguing about a figure instead of collecting it.

Nothing is written down

A cleaner says the flat was done. The resident says it was not. Without a photo and a timestamp, whoever complains loudest wins.

For residents

Everything the building offers, on one screen

A resident opens the app and sees exactly what their building provides, what it costs and when it can be booked. No call, no queue at the desk, no asking a neighbour how it works.

  • Housekeeping, repairs, concierge, guest passes and more from one place
  • The price is shown before the booking is confirmed — never after
  • Recurring cleans get their discount applied automatically
  • A single visit can be skipped or moved without cancelling the plan
  • Live status on every request, so nobody has to chase

For the building's staff

A list of jobs, not a stack of phone messages

Staff see only the buildings and services they are assigned to. They accept a job, start the clock, finish it and attach a photo — which protects them as much as it reassures the resident.

  • Only your buildings, only your services
  • Accept or reject with a reason that is recorded
  • Start, pause, resume, complete — every step timed
  • Photo proof attached to the completion record
  • Recurring visits appear on the list as they come around

For management

You set the prices, and they stay set

The price list belongs to the building, not to whoever answered the phone. Items, categories, recurring discounts, bookable hours and the cancellation policy are all set in the portal and published with a version stamp.

  • A separate price list for every building you run
  • Bookable hours and cancellation terms set per service
  • Publish when you are ready — drafts are never visible to residents
  • Change one tower without touching the other
  • Every published version keeps its stamp, so you can see what changed

What residents can book

The services that matter at a place like this

Every service is switched on building by building. A tower that only wants cleaning and repairs never sees the rest.

Housekeeping

Cleaning on a schedule residents control.

  • One-off or recurring — daily, weekly, fortnightly
  • Discount applied automatically to recurring plans
  • Bookable hours set per building

Maintenance

No work starts until the resident agrees the cost.

  • Staff record the diagnosis on site
  • A written estimate goes to the resident
  • Approve or decline in the app

Concierge

Errands and requests, tracked like any other job.

  • Free-text requests with photos or files attached
  • Assigned, timed and completed like every service
  • Premium tiers get their own response targets

Guest reception

Visitors expected, verified and logged.

  • Residents issue a pass before the guest arrives
  • Verified at the desk, entry and exit both logged
  • Walk-in policy set per building

Report an incident

Nothing gets lost between a complaint and a fix.

  • Severity from low to critical
  • Staff triage before assignment
  • Escalation paths defined per building

Social & events

Community programming that actually fills up.

  • Eleven event types, from movie nights to festivals
  • RSVP with automatic waitlist when full
  • Check-in and no-show tracking
How it runs

One request, from start to paid

The same four beats every time, whichever service it was and whoever raised it.

  1. 01

    A resident books

They pick housekeeping for Thursday morning, see the price for their building, and confirm.

    From the app

  2. 02

    It reaches the right person

The job routes to staff covering that building and that service — by hand, automatically or round-robin.

    No dispatcher needed

  3. 03

    The work is timed

Start, pause, resume. The response-time target runs in the open, visible to the resident and to you.

    Both sides see it

  4. 04

    It is proved and invoiced

Photo proof lands on the request, the fee is calculated with any discount, and the invoice appears in the app.

    Nothing typed twice

Questions

What operators ask about residential towers

If yours is not here, the FAQ page goes further — or just ask us directly.

Our tower has different service charges per floor tier. Can that work?

Yes. Premium tiers get their own response targets, and pricing is set per item on the building's own price list — so a penthouse tier and a standard tier can be quoted differently for the same service.

What if a resident does not use a smartphone?

Reception can raise a request on a resident's behalf from the portal, and it behaves exactly like one raised in the app — same routing, same timer, same proof, same invoice.

How do guests get in?

The resident issues a pass before the guest arrives. The desk verifies it, logs entry and exit, and can revoke it on the spot. Walk-in policy is set per building, and the blacklist is checked on every arrival.
